Documents Required for Sale


All properties (freehold or leasehold)

  1. Vendor's Title Deed/Mortgage Deed.
  2. The Release/s of any outstanding mortgage/s duly executed by the Releasor/Mortgagor in escrow.
  3. Statement by the Releasor/Mortgagee showing (the redemtion statement) or the amount required to release the existing mortgage/s.
  4. Land & Building tax receipts/house rate receipt.
  5. Certificate of completion for the property.
  6. Port of Spain Warden's Office Corporation Clearance.
  7. Legal fees and disbursements invoice in respect to each Release of the same has been paid (e.g. any receipt prepared by an attorney whom prepared the Release.
  8. Most current WASA Receipt of completion.
  9. WASA Clearance Certificate (see below).
    • AN UP TO DATE CERTIFICATE OF ASSESSMENT FROM THE DISTRICT REVENUE OFFICER OR CITY/ BOROUGH CORPORATION (NOT OLDER THAN THREE (3) MONTHS)
    • SKETCH SHOWING CLEAR DIRECTIONS TO PROPERTY AND CADASTRAL MAP FOR VACANT LAND
    • YOUR WASA BILL (IF ANY)
    • THE CEARANCE FEE / DOMESTIC PROPERTIES COST ($460.00) BUSINESS PROPERTIES COST ($862.50) AGRICULTURAL PROPERTIES COST ($862.50)
    • TO FILL OUT THE CLEARANCE FORM AT THE WASA OFFICE
    • TWO FORMS OF VALID IDENTIFICATION ID CARD / DRIVERS PERMIT / PASSPORT

Leashold Properties

  1. Receipts for rates, taxes, lease rent.
  2. Lessor's consent (where applicable)
N.B. WHERE CONSENT OF LESSOR IS NECESSARY (e.g. Westmoorings), THE DIRECTOR OF SURVEYS REQUIRES THE FOLLOWING:-
  1. Receipt for rates, taxes, lease rent

  6. Letter furnished by Management of Company clearing all service charge debts.

Other Documents that may be required

This is where the property forms part of a devopment or is a portion of a larger parcel of land.

Final approvals from:-

  1. Town and Country Panning
  2. Local Health Authority
  3. Water and Sewerage Authority

Death Certificate of joint owner where necessary eg. Where Vendor owned property jointly with his/her spouse is now decreased.

Estate Duty Certicate where death of owner (Vendor) occurred before June 1, 1981.

If the Vendor is acting as Personal Representative, the grant of probate or letters of administration.

If any of the parties has appointed an Attorney to act on his/her behalf, a copy of the relavant Power of Attorney registered in Trinidad and Tobago.

If Purchaser is a foreigner:-

    • Evidence that the purchase consideration was paid (or will be paid) in a foreign currency eg. bank drafts, deposit slip etc.

Where the Vendor or the Purchaser is a Company

    • The Certificate of Incorporance of the Company
    • Certificate of Continuance
    • Evidence of the Situation of the Company's Registered Office
    • The Particulars of the Company's Direction
    • Audited Accounts
